I have been spending a lot more time with people at market opinions, being more thorough and taking my time and it feels good, it feels more real. I guess over the years your days get so full because you just naturally get busier and it’s easy to move quickly from one appoint to the next and maybe not nurture relationships as much as you could. I am pretty keen to just work with selected clients now so I can give them the Mat Steinwede Experience. It will become my brand and the only way I can do it is provide a limited amount of owners with an amazing experience every time. I was with a person today who told me a story about Australia’s best architect, the person he bought his property off (which was a beachfront that I sold to him) called this architect because he was the best and he said to the architect “I would like you to design a home on this prized position, are you interested?” The architect said yes I am interested but you will have to wait 4 years. I was like WOW now there is someone who knows his capacity and I think that’s what becoming the best is about, doing a great job and also knowing when to say no. I feel that by working with a selected number of owners it will give me the space to create raving fans every time and I’m sure it will provide the owners with a premium result every time.
On a different note, I was watching a show called Holly’s World tonight and it was ridiculous but I couldn’t stop watching it. If you have nothing to do one night and you have fox, watch it. It doesn’t really have any story line at all but camera’s just follow her and her assistant around all day and film stuff. It’s so silly it’s comedy!

Had a cruisy day today. Did a market opinion, did a 2 hour buyer appoint (in the one house), then took the kids for a surf and then had dinner with the family. Just a good fun day. I have decided that I am definately going to work to a capacity this year in terms of number of owners at any one time so I can provide them with brilliant service every time and love working with them. I think success is about feeling good and when you are feeling good, good things come. I am so keen to own the space of service in the market place, it’s a process I guess.
I had the best idea yesterday for my farm area. I contacted a Mate of mine to ask about building the program and it looks like it can be done. If I can get this done I think it will double any agents market share and results in their area. See how I go.

There is so many good things flowing to me at the moment, it’s great. I have been more focused than I have been for a while. I have such a strong desire to create the Mat Steinwede Experience, I know it will be the next level for me. Slowly and surely I’m sure it will happen. I think the quest moving through this year will be to invest the right time into family, work and self without becoming out of balance in any one area. I find when you invest just the right amount of energy into all of these areas it doubles your energy stores and you become super effective. I do have the tendency to focus on one thing really well and neglect others so effective balance will be the key to staying recharged throughout this year. I’ll keep working on it :)

Basically stayed in the office today and prospected. Spoke to many people who are planning on doing something this year. I am looking at changing the way I prospect, started working on that today. Feels good!

Started doing market opinions again today. I am enjoying being back into it. I feel it’s like cranking the machine up again after such a decent break but I will have the momentum going again soon. One good thing is I can really select the properties I want to work on and ensure that they are great quality and have the right direction from day one. My average days on market at the moment is 31 when the general area is over 200 so my aim is to maintain that through listing them right from day one continually. I am prospecting fairly assertively at the moment especially cause I’m breaking into a new area. Good things are flowing, I can feel it!

Getting back into work today, have been feeling good and ready to go. Start prospecting tomorrow a new farm area. It’s an upper end area with about 500 homes only. It’s fairly tightly held by the local agents however I like the real estate there so I am focusing my attention there this year and onwards. We currently have almost no market share there (1 listing), so basically starting from scratch. My aim is to become a household name in the area and secure 50% market share, I know this will take some time but as Mick Fanning said he didn’t focus on winning the world title he just focused on winning each heat. That’s all I’m going to focus on, each cold call, then each lead, then each market opinion, then each listing, then each sale, then each settlement, then each database entry and start again and again and again until I reach 50% market share and then I will concentrate on maintaining it. My secret tool will be the Mat Steinwede Experience and I will be building this in the process!
